Why we built this site
Mortgage paperwork is full of terms like amortization, escrow, PMI and APR that make a huge difference to what you pay, yet are rarely explained clearly. Our goal is simple: give you accurate tools and straightforward explanations so you can understand the numbers before you talk to a lender.
How we create content
- Numbers are calculated, not guessed. Every example in our guides is computed with standard financial formulas and checked twice.
- We cite primary sources such as the Consumer Financial Protection Bureau (CFPB), Fannie Mae, Freddie Mac and HUD.
- We keep content current and show the date each guide was last updated.
- Our calculators run in your browser. We do not collect what you type.
Who is behind ToolStackIA
ToolStackIA is written and maintained by Fabián E., founder and editor. It is an independent, self-funded project focused on one topic: helping U.S. homebuyers and homeowners understand the numbers behind their mortgage. Each guide is researched from primary sources such as the CFPB, Freddie Mac, Fannie Mae, HUD and FHFA, every example is calculated with standard amortization formulas and checked twice, and guides are reviewed and updated when rules or loan limits change.
